Signs a piling needs attention

  • Necking or hourglassing at the waterline
  • Soft wood when probed, or a hollow sound when struck
  • A dock that sags, sways or is out of level
  • Lift beams out of level, or a lift that groans under load

Replace or jacket?

Jacketing (an encasement or wrap over the damaged section) works when the damage is limited and the rest of the piling is solid. Replacement is the answer when the piling is compromised below the mudline, or when you're adding a boat lift that needs heavier piles.

Town permit rules

Piling Replacement & Repair help is available on every tidal shoreline in Nassau and Suffolk. After DEC, the local permit comes from your town, city, village or Town Trustees, and the rules differ a lot. Start with yours:

Frequently asked questions

What damages marine pilings on Long Island?

Rot and marine borers (shipworm) attack timber in the zone between low and high water, ice can lift and crack pilings in back bays in hard winters, and storms overload them. Steel and fasteners corrode in salt water.

Can a piling be repaired instead of replaced?

Often. Jacketing or wrapping encases the damaged section and can extend a piling's life when the wood below is still sound. A contractor checks by sounding and probing at the waterline.

Do I need a permit to replace pilings?

In-kind replacement of existing pilings is often simpler to permit than new structures, but it's still work in regulated waters. Confirm with your town and DEC. Southampton also bans chemically treated wood for new pilings.
