Permits, made simple
Every Long Island shoreline has its own rules
DEC sets the state layer. Then your town, city, village or Town Trustees add theirs, and they differ a lot.
Do you qualify for DEC's fast-track permit?
In-place or landward replacement, up to 18 inches higher, no application fee, but not near tidal wetlands, eelgrass or erosion hazard areas.

How much does a bulkhead cost on Long Island?
Published 2026 ranges run about $350–$550 a foot for timber, $450–$700 for vinyl and $600–$900 for steel sheet pile, and one LI contractor quotes $500–$1,500 a foot all-in. A typical 75–150 ft canal lot in vinyl lands around $50,000–$100,000 before unusual extras.
Do I need a permit to replace my bulkhead?
Almost always for a full replacement. NYSDEC's general permit for Nassau and Suffolk covers in-place or landward replacement of an existing, functional bulkhead, with no application fee. You'll also need your town, city, village or Town Trustees permit, and sometimes Army Corps review.
Are you a marine contractor?
