Waterways and communities
Southold's North Fork shoreline wraps around Long Island Sound to the north and the Peconic Bays, Hallock Bay, Orient Harbor and Shelter Island Sound to the south, with creeks like Mattituck Inlet, Goose Creek and Cutchogue Harbor in between. Tidal wetlands line much of the bay side, so wetland setbacks shape where walls and docks can go.

Local permits in Southold
Board of Trustees wetlands permit (Chapter 275)
The "Wetlands Law of the Town of Southold" governs work in and near wetlands and the shoreline. The Board of Town Trustees acts on permits, including an expedited administrative permit for projects consistent with Trustee policy.
- A Peconic Estuary Partnership roadmap describes the process: optional pre-application site visit, submission to the Trustee office, completeness screening, a Trustee field visit, review by the Town's LWRP coordinator, and (when required) a public hearing for which the applicant posts a sign and notifies adjacent owners. A majority of the Trustees must vote to approve.
- Chapter 275 was amended most recently in November 2025. Check the current text.

Coastal contractor license (§ 275-3.1)
Since January 1, 2018, no one may do coastal construction in Southold without a license from the Board of Trustees' office. The license must be on every job site and is nontransferable.
- Licenses run one year and require liability insurance, workers' compensation and, where applicable, a Suffolk County contractor's license.
- Exceptions include an individual working on their own home (not an LLC or corporation), employees of a licensed contractor, and licensed architects, engineers or surveyors working within their profession.

Villages: The Village of Greenport handles its own permits. Everywhere else in Southold, the Board of Town Trustees administers the Wetlands Law (Chapter 275).
State layer: most replacements here can use DEC's bulkhead general permit (in place or landward, up to 18 in. higher, no application fee) unless the site is near vegetated tidal wetlands or eelgrass or in an erosion hazard area. Check if you qualify.
What drives the price in Southold
Sound-side walls take real wave energy and often need heavier steel or armor stone, while sheltered creek docks cost far less. Trustee field inspections and LWRP review add time, which usually means booking early for a spring start. Many North Fork contractors are based in Greenport, Cutchogue and Southold, so local access helps.

How do I know my contractor is allowed to work on my shoreline?
Ask for their Southold coastal contractor license, required since 2018 under § 275-3.1. It must be kept on the job site, and it requires insurance, workers' comp and a Suffolk County license where applicable.
Is there a faster permit for small repairs?
Chapter 275 provides an administrative permit for projects the Trustees consider consistent with their wetland-protection policy. The Trustees decide what qualifies, so ask your contractor whether your repair is a candidate.
What does the Trustee review involve?
Typically a completeness check, a Trustee field inspection, an LWRP consistency review and a public comment period before a decision.
